What’s Next. On the Mountain
What is great today will be spectacular tomorrow. Since national ski magazines began rating ski resorts nearly two decades ago, only one Tahoe resort has consistently ranked among North America's top 10 for snow, terrain challenge and variety: Kirkwood. And over the next decade, it’s going to get even better.
One of the more challenging questions we’ve been asked over the past decade is how Kirkwood can continue to attract more people, yet maintain our trademark reputation of great conditions, short lines and lots of room on the mountain. The answer lies in the numbers:

What exactly do these numbers mean? As Kirkwood attracts more skiers at one time, it will increase its lift capacity and lift served terrain by a greater percentage, in effect keeping lift lines and terrain density at or below present levels, which are among the shortest and lowest in skiing.
Once the proposed plan is approved, Kirkwood Mountain Resort can begin both on-mountain and off-mountain improvements.
Here’s a summary of the major lift improvements proposed over the next several years*:

The installation of a high speed quad from the Mountain Village to the top of existing Chair #2, increase capacity to the backside by 150%. |

The conversion of Chair #4, a fixed quad, into a high speed quad, increasing capacity by 33%. |

The installation of a triple chair up Thimble Peak, opening up tremendous advanced/expert skiing above the existing Chair #4. |

The installation of a surface tow from near the top of Chair #2, southwest to Lookout Vista, to the north towards the bottom of Chair #2 and to the south towards the bottom of Chair #4. |

The net affect of all these improvements? A dramatic increase in lift capacity, much quicker movement from one side of the mountain to the other including Timber Creek. View the Mountain Map for more information.
One of the most commonly asked questions when we complete this conversation with current or prospective property owners is, when will these improvements be completed? Once the proposed plan is approved, Kirkwood Mountain Resort can begin both on-mountain and off-mountain improvements. Kirkwood is a private owned resort, and generates the millions and millions of dollars necessary to build lifts, trails and other mountain improvements via ski resort operating cash flow and real estate profits. When we have great seasons and a hot real estate market, we'll build lifts at a faster pace than otherwise.
What’s Next. The Villages
Kirkwood has spent 10 years and over $30 million to position the resort for the growth in real estate from this point forward–and now it is poised to take off.
The Palisades
These ski-in, ski-out homesites are located between two high-speed chairlifts with trails leading to the entire mountain. With spectacular views of Red Cliffs, the Palisades is the only development of its kind in the High Sierra where your dream home is part of the mountain. The first few phases of these forty-nine homesites in total have been sold with the final phase coming on-line this summer. There is also direct access to Kirkwood Mountain Village, restaurants, skier services and the snow tube park.
Martin Point
Situated next to Timber Creek Village and directly below distinctive Martin Point Peak, is a future neighborhood with thirty-five exclusive homesites. They feature direct access to Timber Creek amenities and ski-in/ski-out access to and from all of the Timber Creek trails. Surrounded by ski terrain and conservation easements on three sides, these properties will become the most secluded yet resort-accessible locations.
The Mountain Village
The Kirkwood Mountain Village is home to both the Lodge at Kirkwood and the Mountain Club. Kirkwood is one of the few Tahoe resorts where lifts from the village area access all the peaks of the resort, providing complete availability to the trail system. The Village, complete with slope-side ice rink, has restaurant, retail, rental, demo and spa/club amenities. Future expansion of the village core will consist of a Private Residence Club and Expedition Lodge with commercial space available to complete our small town vision.
East Village
Tucked into the slopes around the original Kirkwood Lodge is the future East Village. A combination of townhomes, single family homes and condominium parcels framed by the majestic Red Cliffs, it is located directly on the slope, the sunniest spot on the mountain. This planned “walking village” will be conveniently interconnected to the commercial activities in the Mountain Village core. The creek side condominiums will become the pinnacle location in the valley.
Timber Creek Village
Beautiful views of Glove Rock and Martin Point highlight Timber Creek Village along with a host of amenities planned for the plaza level. The first projects at Timber Creek Village will be Sentinels West and Thunder Mountain Lodge. Sentinels West will feature townhomes designed in a classic rocky mountain style. Thunder Mountain Lodge will be centrally located at the base of the new high-speed quad, Timber Creek Express.
Sentinels West
Spectacular vistas and forever views...
Classic Rocky Mountain–style architecture creates a distinctive design with magnificent hand–shaved log beams for these 18 luxury townhomes. The Sentinels West three bedroom loft homes boast a secluded neighborhood of exclusive full and deeded ownership residences with over 2100 sq.ft. of living space. Having four and a half baths make bedroom a master suite. A quiet setting in Timber Creek Village, just steps from the lifts host a variety of summer and winter activities. Others will shovel your snow and maintain the grounds while you enjoy all the amenities that go with this style of living.
Kirkwood North Kirkwood North is a proposed development area with private cabins that offer a totally unique experience. Access to these homes during the winter will be by snowmobile or snowshoe, providing a secluded mountain retreat. Conveniently located next to the Kirkwood Nordic Center, shuttle service will also be available to the main resort. A dramatic view of Kirkwood Valley can be experienced from a perspective not available anywhere else.
