TOWNHOME DESIGN FOR SKI PURISTS REFLECTED AT KIRKWOOD MOUNTAIN RESORT
New Sentinels West Builder Alan Fleming Skis Where He Lives

(Kirkwood Mountain Resort, Kirkwood, Calif.) Alan Fleming likes to play where he works. That’s why the designer of Kirkwood’s new project ‘Sentinels West’ spends one-third of the year living at the resort in his own second home.

Fleming is considered the skier’s builder because as an avid skier, he addresses the needs and desires of those purchasing a second home at 8,000 feet above sea level.

“We configure the home’s layout so that windows meet the ridge line and offer sight lines of every peak,” said Fleming, who even designed the neighborhood’s road as to not impede homeowners’ views. “After 30 years of skiing, I know the best research for building a mountain home is to experience it first hand. That helps me build a home with the access, amenities and atmosphere skier’s want.”

In Fleming’s homes, generally the main living area and master bedroom is upstairs for the best views in the most-used rooms. Secondary bedrooms and ski equipment storage with boot warmers are on the ground floor. There is a bathroom for every bedroom and most units also have loft areas.

With that kind of vested interest, he is committed to building exceptional homes and developing long-term relationships with his homeowners, who are also his neighbors. His first project at Kirkwood The Sentinels sold out due to immediate popularity.

There are 18 new luxury townhomes at Sentinels West each with spectacular vistas and views. The three-bedroom-plus-loft town homes have more than 2,000 square-feet of living space, a private garage and are located in a secluded setting offering majestic mountain views. This neighborhood is near the new Timber Creek Village and Timber Creek Express high-speed quad chair lift. The classic Sierra architecture features hand-peeled log beams, rock fireplaces, log accents, vaulted ceilings and expansive windows. Fleming has only one unit left in the current Phase and the price is $1.43 million. The last two Phases will be available for one-quarter and one-eighth deeded ownership and are expected to be completed in 2008.

“Alan’s reputation for quality was very important to me because I wanted to have a legacy home for my two sons,” said Mike Fake, a Bay-area resident who first purchased a two-bedroom condo in 2005 at ‘The Sentinels’. He has also purchased a new townhome at Sentinels West and is looking forward to experiencing the location at Timber Creek Village next to the Timber Creek Express high-speed chair lift. “It’s true ski-in/ski-out living,” he said.

Fleming has lived in Aspen, Crested Butte, Utah and the Swiss Alps. However, when it came to choosing a second home location, he picked Kirkwood.

“I wanted to be at Kirkwood because if offers the most consistent ski conditions,” said Fleming.

Fake echoed Fleming’s sentiments. “We chose a second home at Kirkwood because the snow is better and it lasts longer. My wife, Melanie, is an avid skier who grew up in Utah and she says that Kirkwood is the only Lake Tahoe resort that compares,” said Fake. “Plus, the feel of the resort is right for us. We enjoy the restaurants, bars and pubs at Kirkwood because it’s not about bright flashing lights, bells and noise.”
